Buying a Home

Buying a home can be stressful at the best of times. If you go into it unprepared then be ready for a shock as there are a ton of things to consider before you eventually get your foot on the property ladder. From arranging a mortgage, through to saving for a deposit and completing a ton of paperwork, buying a house can be a tedious and difficult process. Property Mail understands this and also realises that most will look to get the whole thing over with as soon as possible. This is why we have a team of dedicated agents who will not only help you find the property that is right for you, but will also ensure that everything goes smoothly during the purchase.

There are a number of important steps to take before you finally find yourself in your brand new home. Follow these steps and you should be enjoying your new property in no time.

  1. Work Out Your Budget - This step is massively important and obviously should come first. Figure out how much you can spend before dipping your toes into the market.
  2. Get a Mortgage Agreement in Principle - Once you know what you are willing to spend, head to your mortage lender of choice. They will provide you with advice on the next steps to take as well as agreeing a mortgage deal in principle before the purchase.
  3. Find Your Property - This is where Property Mail can come in most useful. Browse our online database or check out the Property Mail paper to find a host of properties to choose from.
  4. Organise Conveyancing - Conveyancing is the process of passing on a property from one owner to another so hire a solicitor or conveyancing specialist to handle the paperwork for you. Property Mail can help you find a reputable agent to aid you with this process.
  5. Get the Property Valued - Have an independent advisor survey the property and advise you on how much you should be looking to offer for it. This will generally differ very little from the asking price, if at all, but you never know.
  6. Make Your Offer - Once everything is in place, its time to make your offer. Make sure you have all the relevant advice so you don't end up offering over the odds.
  7. Finalise Your Mortgage - Once your offer is accepted you can head back to your mortgage advisor to finalise the agreement you put in place earlier. You're nearly there!
  8. Exchange and Finalise Contracts - This is where the conveyancing expert will come in handy. Hopefully if you came properly prepared all the paperwork will be done quickly and this step won't take too much time.
  9. Pack and Move In - And now you finally come to the last step. Pack your stuff and move into your new home. Congratulations on your new purchase.

Follow these steps and you will massively reduce the hassles involved in buying a new house. Also remember that Property Mail are here to offer a guiding hand every step of the way, so contact us if you have any questions.
