Purchasing Distressed Properties

Purchasing a distressed property is a very exact science and is reliant on the dates, prices and time limits set by the seller. If you don't adhere to these guidelines you will not find much success in purchasing distressed properties. There is little room to negotiate when purchasing a distressed property and the ball is usually in the seller's court. However you can also pick up a bargain if you play the market right.

The first thing to realize is that you need an independent opinion on your potential purchase. The seller obviously has an ulterior motive in trying to get your to buy the property so seek help from an independent agent, such as the expert agents provided by Property Mail, to ensure that the property is right for you.

You must also ensure that your personal finances are in order if you make a deal. The deal must be closed on the exact date specified by the seller, else they may face penalties that will be passed on to you. Before you reach the purchasing stage though, you must ensure that you gain advice and quotes from as many contractors as possible so that you have an idea of how much work needs to be put in the property to make it suitable again. Research is key and failing to do the right research can lead to your purchase ending up costing you more than a new home would have done in repairs and extre work. Always go in prepared.

In a similar vein, if you are going to sell the property again after completing all necessary work on it, be sure to research house prices in the surrounding area to find out how much you qould be looking to attain from the sale.

All of this must be kept in mind when purchasing a distressed property however, if you take all the necessary precautions, you may just bag yourself a bargain.
